Unfortunately, listed buildings were usually built using techniques and materials that have are not normally found in modern homes.  This can make it difficult to ensure their proper maintenance.

DIFFICULTIES WITH LISTED BUILDING ROOFS

The problem that a lot of people face when they are trying to maintain their listed building is that the building represents a certain character to a town and its people.  This means that any work cannot affect how the building is perceived, this is to preserve its heritage.

All listed building roofs must be watertight.  This ensures that all weather conditions are shielded against and rain stays outside of your listed building.

Chimneys are also very popular in listed buildings so it is important to ensure that it is in full working order. Your chimney needs adequate ventilation to ensure that the heat from the fireplace is moving away from your home.  You should also keep a close eye on any debris that falls through your chimney into your fireplace.  This is to ensure that your flue tiles have not started coming loose.  Flue tiles are your listed building’s primary protection against high temperatures, and are necessary to prevent house fires.

LISTED BUILDING CONSENT

Any and all maintenance that is being conducted on a listed building must have consent from the local planning authority.  It is a criminal offense to not have the consent when work is being carried out so it is important that your local authority has given the work the ok.
